A good paint job is mostly the work you do not see: filling, sanding, sealing and masking before the first coat goes on. We take care of all of it, then leave your space clean and finished.
In short: Best Fix Prime provides painting services in Dubai for houses, villas, apartments and offices, inside and out. We repair cracks and holes, seal stains, prime where needed and apply finish coats to walls, ceilings, doors, trims, facades and boundary walls. Furniture and floors are protected, the work is scheduled around you and the space is cleaned before we leave. Call or WhatsApp +971 50 108 4133.
Painting services in Dubai face conditions that test paint harder than most places. Outside, intense sun fades colours and breaks down coatings, sand scours surfaces, and humidity at night followed by heat in the day makes walls expand and contract. Inside, AC runs almost constantly, bathrooms and kitchens stay humid, and leaks and AC drips leave stains that come back through ordinary paint. A finish that looks good on day one but peels or stains within a year is the result of skipped preparation, not bad luck.
This page gives an overview of the painting work we do, how a job runs from quote to clean-up, how to choose finishes and colours, and how to make a new paint job last. Each type of painting has its own page, linked below.
Our painting work covers every type of property and every surface inside and out. Choose the page that best matches your project for more detail.

We look at the surfaces, measure the areas, note repairs needed and talk through colours and finishes. You receive a written quote.
Rooms or elevations are scheduled in an order that suits you, around family life, tenants or business hours.
Floors, furniture, fittings, switches and sockets are covered or masked before any sanding or painting starts.
Cracks and holes are filled, stains are sealed, flaking paint is scraped, surfaces are sanded and dust is removed.
Primer is applied where needed, then finish coats are rolled, brushed or sprayed with proper drying time between coats.
Every wall is checked in good light, edges are cleaned up and any missed spots are touched up.
Coverings are removed, furniture is put back and the space is left clean. Leftover paint is labelled for future touch-ups.
Paint is a thin layer. It sticks only as well as the surface underneath allows, and it shows every crack, dent and stain it is painted over. That is why most of the time on a good job goes into preparation. Old flaking paint is scraped back. Cracks are opened slightly and filled so the filler grips. Nail holes and dents are filled and sanded flush. Water stains and marks are sealed with a stain-blocking primer so they do not bleed through. Glossy surfaces are sanded to give the new paint something to grip. Dust is wiped away before painting starts.
Skipping these steps saves a day on the job and costs much more later, when paint peels, stains reappear or cracks show through within months. When comparing quotes, it is worth asking exactly what preparation is included.
Outside, UV light breaks down the binders in paint, so colours fade and surfaces become chalky. Darker colours absorb more heat and fade faster. Sand and dust carried by the wind wear the surface and settle in textured finishes. Rare but heavy rain finds every crack. Exterior paint needs to be suited to these conditions and applied when the surface temperature allows it to cure properly, which in summer often means working early in the morning.
Inside, the challenge is moisture. Bathrooms and kitchens stay humid, AC units can sweat and drip, and condensation forms on cold surfaces. Standard emulsion in these areas can bubble, peel or grow mould. Moisture-resistant paints and good ventilation make a big difference.
| Finish | Look | Best for |
|---|---|---|
| Matt or flat | No shine, hides imperfections | Ceilings, bedrooms, living rooms with low traffic |
| Eggshell or low sheen | Soft sheen, easier to wipe | Living areas, corridors, children's rooms |
| Satin or silk | Noticeable sheen, durable | Kitchens, bathrooms, high-traffic areas |
| Semi-gloss and gloss | Shiny, hard-wearing | Doors, frames, skirting, metal and wood trims |
| Textured exterior | Raised texture, hides surface flaws | Facades and boundary walls |
The general rule is simple: the more a surface gets touched, splashed or cleaned, the more sheen it needs. The more you want to hide uneven walls, the less sheen you want. Our painters can show you samples and talk through the trade-offs for each room.
Colours look very different in Dubai's bright natural light compared with a small sample card under shop lighting. A soft grey can look almost white in a sunlit room, and a warm beige can turn yellow under warm LED bulbs. Before committing, paint a large sample patch on two or three walls and look at it in the morning, the afternoon and at night with the lights on. Lighter colours make rooms feel larger and cooler and help reflect heat on exterior walls. For rented properties, neutral whites and off-whites are usually expected at handover.
Paint is messy, and dust from sanding gets everywhere if it is not controlled. Before work starts, our painters move furniture to the middle of the room or out of it where possible and cover it with sheets. Floors are covered with protective sheeting, edges are masked with tape, and switches, sockets, light fittings and AC grilles are covered or removed. Sanding dust is kept down and cleaned as we go. When the job is finished, coverings and tape are removed carefully, furniture is put back and the room is cleaned.
Usually, yes. In homes, we work room by room so the rest of the property stays usable, and we can plan the order so bedrooms are ready for the night. Many modern water-based paints have a low odour and dry quickly, which helps. In offices and shops, we can work after hours, at weekends or in phases so the business keeps running. If anyone in the home is sensitive to smells, tell us and we will plan ventilation and paint choice accordingly.
Painting over a stain or damp patch without dealing with the cause is the most common reason a new paint job fails. Water stains come back through ordinary paint, and damp walls cause bubbling and peeling. If there is an active leak or AC drip, it needs fixing first, which our plumbing and AC teams can do. Once the wall is dry, the stain is sealed with a stain-blocking primer and then painted. Hairline cracks are filled and sanded. Larger or recurring cracks may point to movement in the wall and are assessed before painting.
A single room is often finished in a day or two, including preparation and two coats. A whole apartment may take a few days. A full villa, inside and out, can take one to several weeks depending on size, the amount of repair needed and access. Drying time between coats matters and cannot be rushed without affecting the finish. Your quote will include a realistic timeline, and we keep you updated as the work progresses.
Inside, a well-prepared paint job in a living area often lasts several years before it needs refreshing, although high-traffic areas, children's rooms and kitchens may need touching up sooner. Outside, exposure to sun and sand means exterior paint usually needs more frequent attention, particularly on south- and west-facing walls. Good preparation, the right paint for the surface and regular cleaning all extend the life of the finish.
Yes. Repainting between tenants is one of the most common jobs we do. Landlords and managers need a quick turnaround so the unit can be listed again, and a neutral finish that suits most tenants. We can schedule painting alongside AC servicing, plumbing repairs and cleaning, so the unit is ready for viewings with one coordinated visit. Photos are sent before and after for your records.
Most painting jobs involve more than flat walls. Our painters prepare and paint plastered and gypsum walls and ceilings, cement board, concrete, wooden doors and frames, skirting boards, built-in wardrobes, metal railings, gates and grilles, and exterior render and blockwork. Each surface needs its own preparation and primer. Bare gypsum needs sealing, wood needs sanding and the right undercoat, metal needs rust treatment and a primer that stops corrosion, and exterior render needs cleaning and repair of cracks. Using the correct primer for each surface is what keeps paint from peeling later.
In homes, the priorities are usually colour, comfort and keeping disruption low for the family. Painters work around daily routines, and bedrooms and kitchens are planned so they are usable when needed. In businesses, the priorities shift to timing, durability and brand. Offices and shops need work done without stopping operations, finishes that stand up to heavy use and cleaning, and colours that match company branding. Our painting services in Dubai are planned around these different needs, from a single bedroom refresh to a full office repaint over a weekend.
Two quotes with very different prices often describe very different jobs. A low quote may leave out preparation, use one coat instead of two or exclude ceilings and doors. Our written quotes spell out each of these points so you know exactly what you are paying for.
Interior painting can be done any time of year, because the AC keeps conditions steady indoors. Exterior painting is easiest in the cooler months from roughly October to April, when surface temperatures are lower and paint cures more evenly. Exterior work in summer is still possible, but it needs careful timing, often early morning starts and avoiding walls in direct midday sun. Many people plan interior painting for the summer, when they travel and the home is empty, and exterior painting for the cooler season.
Give fresh paint time to cure fully before scrubbing or hanging heavy items, usually a couple of weeks for interior walls. After that, wipe marks with a soft cloth and mild soapy water rather than strong cleaners. Keep the leftover paint, stored somewhere cool, so small marks can be touched up with an exact match. Fix leaks and AC drips quickly so stains do not return. Outside, an occasional wash to remove dust and sand helps exterior paint last longer.
A single feature wall in a room you know well is a reasonable weekend project. Whole rooms, ceilings, stairwells, doors and anything outside are a different matter. Professional painters work faster, get cleaner lines where walls meet ceilings and trims, and know how to prepare each surface so the paint lasts. They also have the ladders, access equipment and protection materials needed to work safely and tidily. When you count the cost of tools, materials, mistakes and your own time, hiring a painter is often closer in price to doing it yourself than people expect, with a far better result.
Walls collect damage over the years: holes from shelves, curtain rails and TV brackets, dents from furniture, chipped corners and cracks around door frames. These are all repaired as part of the preparation. Holes are filled and sanded flush, damaged corners are rebuilt, and gaps around frames and skirting are sealed with flexible filler so they do not crack again. If you are planning to rehang shelves or pictures in the same places, tell us, so we do not fill holes you still need.
Yes, and it often saves time. If the AC grilles need cleaning, a light fitting needs replacing, a tap is dripping or a socket cover is cracked, those jobs can be done in the same visit, before or after the painting. Because Best Fix Prime covers several trades, a repaint can become a full refresh of the space without bringing in different contractors.
We put the time into preparation, protect your property and clean up properly. Because Best Fix Prime also covers plumbing, AC and electrical work, we can fix the leak behind the stain, the AC drain that marks the ceiling or the loose socket on the wall before we paint, so the new finish lasts. We deliver painting services in Dubai across every community, provide written quotes and keep to the agreed schedule.
The cost depends on the area to be painted, the condition of the surfaces, the amount of preparation and repair needed, the paint and finish chosen, the number of colours, ceiling heights and access. Exterior work may need ladders or access equipment. We visit, measure and give you a written quote that sets out exactly what is included, so you can compare it fairly with other quotes.
Tell us what you would like painted, the property type and roughly how many rooms or which areas. Send photos if you can. Call or WhatsApp +971 50 108 4133, or use the form at the top of the page, and we will arrange a visit. If you are still deciding on colours or finishes, that is fine. Our painters can bring samples to the visit, talk through what works in each room and help you settle on a plan before any work is booked.
