Evaporator Coil Cleaning
Deep cleaning of the indoor coil and drain pan.
View service →Every air conditioner relies on two coils to move heat. When they are coated in dust, sand and grease, cooling falls and the unit works harder. We clean them properly.
In short: AC coil cleaning removes the dust, sand, grease and grime that build up on an air conditioner's evaporator coil indoors and condenser coil outdoors. Clogged coils reduce cooling and make the unit work harder. Best Fix Prime provides AC coil cleaning in Dubai for split, ducted, cassette and package units, using coil-safe cleaners, careful rinsing and fin straightening, across all of Dubai.
Most people know their AC has filters. Fewer know about the coils behind them, even though the coils do the real work. The indoor coil absorbs heat from your room, and the outdoor coil throws it away outside. In Dubai, both get coated far faster than in milder places: fine dust and sand on the outside, a mix of dust and moisture on the inside. AC coil cleaning in Dubai is often the difference between an AC that struggles and one that cools the way it should.
This page explains what the coils do, how to tell they need cleaning, how coil cleaning differs from a standard service, how we clean each coil safely and how often it is worth doing. Each specific service, from evaporator coil cleaning to deep AC cleaning, has its own page linked below.
An air conditioner has two coils, both made of copper tubes threaded through thin aluminium fins. The evaporator coil sits in the indoor unit. Cold refrigerant flows through it, and as room air blows across the fins, heat moves from the air into the refrigerant. The condenser coil sits in the outdoor unit. Here the refrigerant is hot, and the outdoor fan blows air across the fins to carry that heat away.
The fins give the coils a huge surface area, which is what makes heat transfer efficient. It is also why they trap dirt so easily: the gaps between fins are narrow, and anything that settles there acts like a blanket.
Outdoor units sit on roofs, balconies and walls exposed to sand, construction dust, traffic grime and, near the coast, salty air. Every hour they run, the fan pulls more of it into the condenser fins. Indoors, dust that gets past the filter meets the cold, wet evaporator coil and sticks, forming a damp layer that collects more dust and can support mould. Kitchen grease and cooking fumes make it worse. With AC running for most of the year, coils here clog in months rather than years.
A standard service includes a surface clean of the coils: brushing or rinsing what can be reached from the front. That keeps lightly soiled coils in reasonable shape. Coil cleaning goes deeper. It uses coil cleaning chemicals that break down packed-in dirt and grease, careful rinsing that flushes debris out of the depth of the coil, and fin straightening. It is the right choice when a service has not restored cooling, or when coils are visibly caked.
The indoor evaporator coil and outdoor condenser coil are checked for dust, grease, sand, corrosion and bent fins.
The unit is isolated at the breaker or isolator, and nearby electrics and walls are protected from water.
Loose dust, sand and debris are brushed and vacuumed off the coil faces.
A cleaner suited to the coil type and location is applied and left to break down the build-up.
The coil is rinsed at low pressure in the right direction, so debris is pushed out rather than deeper in.
Bent fins are combed straight, the drain pan is cleaned and the drain is checked.
The unit is restarted and the air temperature and outdoor unit running are checked.
Coil fins are thin aluminium, and the wrong chemical can corrode them. Strong acid cleaners strip dirt quickly but eat into fins and joints, shortening the coil's life. We use cleaners matched to the job: products suitable for indoor evaporator coils, which must be safe in occupied rooms and rinse away cleanly, and stronger but still coil-safe products for outdoor condensers caked with grime. Household bleach and general cleaners should never be used on AC coils.
High-pressure water flattens the delicate fins, which blocks airflow just as badly as dirt does. It can also force water into electrical parts and push debris deeper into the coil. Coils should be rinsed at low pressure, usually from the inside out on outdoor units, so dirt is flushed back out the way it came in.

Near the sea, salt in the air settles on outdoor coils and slowly corrodes the fins and the joints between fins and tubes. Corroded fins crumble, cooling falls and, eventually, pinhole refrigerant leaks appear. Regular coil cleaning washes salt deposits away before they do lasting damage. We also check the coil's condition and tell you if corrosion is advanced enough to affect the unit's future.
Usually. Fins get bent by hoses, ladders, stored items, debris blown about during storms and careless cleaning. A fin comb straightens them so air can pass through freely again. Large areas of flattened or crushed fins may not recover fully, and if a coil is badly damaged, we will tell you honestly what that means for the unit.
A clean coil transfers heat more efficiently, so the unit generally needs to run less to keep the room comfortable. The size of any saving depends on how dirty the coils were, the unit and how it is used, so we do not promise figures. What customers usually notice first is that rooms cool faster and the AC cycles off more often.
If the cause is dirty coils, yes, often dramatically. If the problem is low refrigerant, a failing capacitor or a faulty compressor, coil cleaning alone will not fix it. Our technicians check the system before cleaning and will tell you if a repair is needed instead of, or as well as, a coil clean.
We clean coils on wall-mounted splits, ducted and concealed units, ceiling cassettes, floor-standing units, window units and rooftop package units, plus fan coil units in district cooling buildings. The method changes with access: wall splits are often cleaned in place with a wash bag, ducted units through ceiling access, and package units from the roof.
For wall-mounted splits, a common method is to fit a waterproof bag under the indoor unit that channels rinse water into a bucket. The coil is sprayed with cleaner, then rinsed with a low-pressure pump, and the dirty water runs into the bag instead of down your wall. It lets the coil and blower be cleaned thoroughly without taking the unit off the wall.
For a single split unit, indoor and outdoor coils together usually take around an hour to an hour and a half. Ducted units, cassettes and package units take longer depending on access. In a villa with several units, cleaning them all on one visit is efficient and usually takes most of a day, with each room back in use as soon as its unit is done.
You can gently vacuum loose dust from the face of the outdoor coil with the power off, and keep the area around it clear. Deeper cleaning involves chemicals, water near electrics and delicate fins, so it is best left to a technician. Never use a pressure washer, household bleach or sharp tools on the coil.
Most units in Dubai homes use the traditional coil design of copper tubes through aluminium fins. Some newer outdoor units use microchannel coils, made entirely of aluminium with flat tubes and very fine fins. Microchannel coils are efficient but more delicate, and they react badly to strong chemicals and high pressure. We identify the coil type before cleaning and choose products and rinsing methods to suit, so the cleaning does not create a leak.
With the front panel and filter removed, a clean evaporator coil shows bright aluminium fins in neat rows. A dirty one looks grey, furry or matted, sometimes with dark patches of mould where moisture sits. In kitchens, it can look shiny and sticky from grease. Often the blower wheel below it is just as dirty, with dust packed onto its curved blades, which also cuts airflow.
Outdoor coils are usually easier to judge. Look through the side or back grille: if the fins look brown or grey rather than metallic, are matted with sand and fluff, or have leaves and plastic caught in them, the coil is restricting airflow. Units under trees, next to roads or on dusty rooftops are usually the worst.
Both have value. Cleaning in spring means the unit goes into the hottest months able to reject heat properly, which is when clean coils matter most. Cleaning after summer removes the sand and dust that built up during the hot months and prevents that layer hardening over winter. Many customers book their main coil clean in spring and include a lighter clean with the autumn service.
Often, yes. A thorough clean can restore a noticeable amount of cooling to an older unit that has simply clogged up over the years, and it is far cheaper than replacement. If the coil is badly corroded, leaking or the unit has other major faults, we will tell you honestly whether cleaning is worthwhile or whether the money is better put towards a replacement.
Indoor cleaning involves water and chemicals near walls, furniture and electrics. We isolate the unit, cover the floor and furniture below it, use a wash bag or containment to catch rinse water, and protect nearby sockets and finishes. Outdoors, we take care with balconies and neighbours below, controlling where rinse water runs. When we finish, everything is dried and wiped down.
The indoor coil is wet for much of the time the AC runs, so it can collect mould and bacteria alongside dust. Cleaning it, together with the drain pan and blower, removes that growth and the smells it causes. We do not make medical claims, but households sensitive to dust and mould often find a clean indoor coil makes the air feel fresher.
Before and after photos of the indoor and outdoor coils, a note of the condition of each coil, including any corrosion, bent fins or signs of refrigerant oil around joints, and a recommendation for when the next clean should be. If we notice anything that needs a repair, such as a weak capacitor or a blocked drain, it is listed with a price so you can decide whether to deal with it now.
Yes. In towers on district cooling, there is no outdoor unit, but each apartment's fan coil unit has its own coil that collects dust and moisture exactly like a split unit. A clogged fan coil coil gives weak cooling even when the building's chilled water supply is fine. Cleaning it, along with the filter and drain pan, is often the quickest fix for a warm apartment.
Because we check the system before cleaning, use cleaners matched to each coil, rinse at low pressure to protect the fins, protect your walls and floors, and show you before and after photos. And because we also repair AC, we can tell you honestly if a dirty coil is the real problem or just part of it.
The main factors are the type of unit, how many units are cleaned on the visit, how dirty the coils are, access to indoor and outdoor units, whether the indoor unit needs a full strip-down and whether fin straightening or corrosion treatment is needed. Several units cleaned together usually cost less per unit. You receive the price before work starts, and nothing extra is added without your approval.

AC coil cleaning in Dubai is the deep cleaning of an air conditioner's indoor evaporator coil and outdoor condenser coil to remove dust, sand and grease that reduce cooling.
Weak cooling, long running times, ice on the indoor coil, a musty smell or visibly clogged outdoor fins are common signs.
A service includes a surface clean. Deep coil cleaning with coil chemicals and thorough rinsing is a separate, more detailed job.
Once a year for most homes, twice a year near the sea or construction, and every three to six months for restaurants.
Yes. Clogged coils reduce heat transfer, so the room cools slowly or not at all on hot days.
Yes. The AC runs longer to reach the same temperature, using more power.
No. High pressure flattens the fins and can damage electrics. Coils should be rinsed at low pressure.
Coil-safe cleaners suited to the coil type and location. Strong acids and household bleach should be avoided.
Usually, with a fin comb. Severely crushed areas may not fully recover.
Yes. Salt deposits corrode the aluminium fins over time, so coastal units need more frequent cleaning.
About an hour to an hour and a half for one split unit, longer for ducted, cassette and package units.
Yes. Wall splits are usually cleaned in place using a wash bag that collects the rinse water.
No. Low refrigerant needs leak repair and a recharge. We check before cleaning and tell you if a repair is needed.
You can vacuum loose dust from the outdoor coil with the power off. Deep cleaning is best left to a technician.
Yes, including access arrangements for the roof.
Often because a dirty coil or filter blocks airflow, letting the coil get too cold. Low refrigerant can also cause it.
Cleaning mould and grime from the indoor coil often removes musty smells, especially combined with drain cleaning.
Yes. Kitchen grease makes dust stick to coils quickly, so they need cleaning every few months.
Yes. Fan coil units have coils that need the same deep cleaning.
