Not just the filters. Every part of the indoor unit that air passes through, cleaned in place without taking the unit off the wall.
In short: AC indoor unit cleaning covers every part of the indoor unit that air passes through: filters, front panel, louvres, evaporator coil, blower wheel, drain pan and casing. Best Fix Prime provides AC indoor unit cleaning in Dubai for wall-mounted splits, cassettes, floor-standing and ducted units, usually cleaning in place with a wash bag while protecting the electronics.
The indoor unit is the part of your AC you live with. It hangs above your bed, your sofa or your desk, and every breath of cooled air in the room has passed through it. When the inside of it is coated in dust, slime and mould, you notice it as smells, specks of black blown out of the louvres, drips on the wall and cooling that never quite feels fresh. AC indoor unit cleaning in Dubai deals with the whole unit, not just the parts that are easy to reach.
This page explains what is inside an indoor unit, what goes wrong when each part gets dirty, how we clean it safely on the wall and how this service differs from a standard AC service or a coil-only clean.
| Part | What it does | What goes wrong when dirty |
|---|---|---|
| Filters | Catch dust before it reaches the coil | Clog, cut airflow and let dust bypass |
| Evaporator coil | Cools and dries the air | Blocks airflow, ices up, grows mould |
| Blower wheel | Pushes air across the coil and into the room | Moves less air, throws out black specks, gets noisy |
| Drain pan | Collects condensation | Fills with slime, overflows, smells |
| Louvres and outlet | Direct air into the room | Grow black mould and drip |
| Casing and front panel | House and protect the parts | Collect dust and yellow with age |
A standard service focuses on keeping the system running: filters cleaned, coil surface brushed, drain checked, gas pressure and electrics tested. An indoor unit clean goes much further on the indoor side. The coil and blower are washed thoroughly with cleaner and rinse water, the drain pan is scrubbed, louvres and panels are taken off and washed, and the casing is cleaned inside. It is the job to book when the unit smells, drips, blows out specks or simply has not been cleaned properly in a long time.
Evaporator coil cleaning focuses on the coil and the parts directly affected by it. Indoor unit cleaning covers the whole unit: coil, blower, drain, louvres, panels, filters and casing. If your main problem is weak cooling or a freezing coil, coil cleaning is often enough. If you are dealing with smells, black specks, mould on the louvres or a unit that looks and feels grimy, the full indoor unit clean is the better choice.
The unit is switched off at the isolator, and the control board and display are covered so no water reaches them.
The front panel, filters and, where possible, louvres are removed for separate washing.
A waterproof bag is fitted under the unit and led into a bucket to catch all cleaning water.
Cleaner is applied to the coil and blower wheel, then rinsed with a low-pressure pump until the water runs clear.
The pan is cleared of slime and the drain line flushed so water flows freely.
Filters, panels and louvres are washed, dried and refitted, and the casing is wiped inside and out.
The unit is restarted and checked for airflow, temperature, drainage, noise and remote response.
Small black flakes blown out of the louvres usually come from the blower wheel. Dust and moisture build up on its curved blades and mould grows on that layer. As the blower spins, pieces break off and are thrown into the room. It is one of the clearest signs the indoor unit needs a proper clean, as wiping the louvres alone will not stop it. Washing the blower wheel in place, or removing it on units where that is practical, solves the problem.
The louvres sit right at the outlet, where very cold air meets warmer, humid room air. Condensation forms on them, and dust in the airflow sticks to the damp surface. Mould follows. It is especially common in bedrooms where the AC runs all night on a low setting, and in coastal homes. Louvres are removed and washed during the clean where the design allows, and cleaned carefully in place where it does not.
Every indoor unit has a control board, a display and a receiver for the remote, and water is their enemy. Before any cleaning solution or water is used, the unit is isolated at the power supply and the electronic parts are covered with waterproof shields. The wash bag directs water down and away from them. After cleaning, everything is left to dry before the unit is switched back on and tested.
The most common type in Dubai. Cleaned in place on the wall with a wash bag, with filters, front panel and louvres removed for washing.
Common in shops, cafes and offices. The grille and filter are removed from below, the coil and fan are cleaned with containment, and the condensate pump is checked, as a blocked pump is a frequent cause of cassette leaks.
Used in majlis rooms and larger spaces. Front panels are removed for access to the coil, fan and drain.
Cleaned through the ceiling access panel, covering the coil, blower, drain tray and filter. If the ducts themselves also need cleaning, that is a separate service.
Sometimes. The receiver window on the front of the indoor unit can become coated in grime, and in kitchens it can get greasy, so the remote only works from close range. Cleaning the casing and receiver window often restores normal range. If it does not, the remote or receiver may need checking, which we can do on the same visit.
Ants, cockroaches and other insects are attracted to the moisture in the drain pan and the warmth of the electronics. They can enter through the drain pipe if its outlet is open to the outside, or through gaps in the casing. During cleaning, we remove any nests or debris, clean the drain and can fit a simple guard to the drain outlet to keep insects out without stopping the water.
| Situation | Suggested indoor unit clean |
|---|---|
| Living rooms and bedrooms, normal use | Once a year |
| Bedrooms with AC running every night | Once or twice a year |
| Homes with pets, smokers or allergy sufferers | Twice a year |
| Units near kitchens | Twice a year or more |
| Shops, cafes and offices | Every three to six months |
Washing the filters is the one job everyone can do. Switch the AC off, open the front panel and slide the filters out gently. Tap off loose dust outside, then rinse them under lukewarm running water from the back of the mesh so dust is pushed out rather than in. A drop of mild soap helps if they are greasy. Leave them to dry completely in the shade, never in direct sun, which can warp them, and slide them back in so they sit flat and snug.
For a wall-mounted split, usually around an hour, including drying time for the parts. Cassettes and floor-standing units take a little longer, and ducted units depend on ceiling access. Cleaning several units in one visit is planned so each room is back in use quickly.
No. The wash bag catches the dirty water, floors and furniture below are covered, and the unit is wiped dry before being switched back on. The only thing left behind should be a unit that looks, sounds and smells clean, and a room that is ready to use straight away.
Indoor units in Dubai run far more hours than in most places, and the air they handle carries fine dust nearly all year round. In coastal homes the air is humid too, so the inside of the unit stays damp for long periods. Dust plus moisture plus warmth is the perfect recipe for slime and mould. That is why AC indoor unit cleaning in Dubai is a yearly job for most households, and why units that are only ever given a quick filter rinse end up smelling and dripping.
On many wall splits, the blower wheel can be cleaned thoroughly in place with the wash bag and a low-pressure rinse, which avoids dismantling the unit. On some models, or where the wheel is heavily caked, it is removed, washed separately and refitted with its bearing checked. We decide based on the unit and how dirty it is, and explain if a strip-down is needed.
Yes. An unevenly coated blower wheel can wobble and hum, loose debris can rattle in the casing, and a slimy drain pan can gurgle. Cleaning often quietens the unit noticeably. If a noise remains afterwards, it usually points to a worn fan motor bearing or a loose part, which we check and report.
Units in guest rooms, holiday homes or apartments left empty over summer often smell strongly when first switched back on. Moisture left in the drain pan and coil has had time to grow mould and bacteria. A full indoor unit clean before the room is used again removes that build-up and saves the first few days of musty air.
We do not make medical claims, but the inside of a neglected indoor unit holds a lot of what allergy sufferers react to: dust, pet dander and mould spores, blown into the room every time the AC runs. Removing them from the filters, coil, blower and louvres means far less of that material circulates. Many families with allergies book indoor unit cleaning for bedrooms twice a year for that reason.
It usually makes sense. A clean indoor unit fixes airflow and freshness inside the room, but if the outdoor coil is clogged, the system still struggles to shed heat on hot afternoons. Cleaning both together gives the full benefit and takes only a little longer than the indoor clean on its own.
Before and after photos of the coil, blower, drain pan and louvres, and a short note of anything we found, such as a worn fan bearing, a cracked drain pan or signs of a refrigerant leak. Any repair is priced separately, and nothing extra is done without your approval.
Cassette units in ceilings rely on a small condensate pump to lift water up and out to the drain. When dust and slime build up in the drain pan, the pump's float switch can stick, or the pump itself can clog, and water spills through the ceiling grille or tiles. During an indoor unit clean on a cassette, the pan and pump are cleaned and the pump is tested. If it has failed, we quote a replacement so the leak does not return.
Offices tend to have more people, more paper dust and longer running hours than homes, so indoor units clog faster and smell sooner. Cleaning is scheduled before opening or after closing, units are done one at a time and desks below are covered. For businesses with many units, a regular cleaning schedule is usually more effective and economical than waiting for complaints.
Dust and grime on the casing wash off, and the unit will look noticeably brighter. Yellowing caused by sunlight and age is in the plastic itself, so it cannot be fully reversed by cleaning. If a front panel is cracked or badly discoloured, a replacement panel can often be sourced for the model.
General cleaners can wipe the outside of a unit, but cleaning inside safely means isolating the power, protecting the control board, using the right cleaner on the coil and blower and managing the water. A technician also spots faults while the unit is open, such as a weak fan, a cracked drain pan or a refrigerant leak, which a cleaner would not recognise.
Besides cleaning, the louvres are checked for smooth movement. A swing motor that strains or a flap that sticks is often just clogged with grime at its pivots, which cleaning frees up. If the flap still does not move, the swing motor may have failed, which is a small, inexpensive part to replace.
The price depends on the type of unit, how dirty it is, whether parts such as louvres or the blower need extra work and how many units are cleaned on the visit. Splits are the quickest; cassettes, floor-standing and ducted units take longer. Several units cleaned together cost less per unit. You receive the price before work starts, and it covers the full clean, not just the filters.
