An air conditioner in Dubai works harder than almost anywhere else in the world. For months at a time it runs against outdoor temperatures well into the forties, often from morning until long after midnight. That is why AC servicing and repair in Dubai is less of an occasional job and more of a regular part of owning or renting a property here.
Best Fix Prime handles both sides of it. Servicing, which keeps a healthy unit cooling properly and catches small problems early. And repair, for when something has already gone wrong. On this page you will find exactly what our service includes, how we diagnose faults, the problems we fix most often, how often your units should be looked at, and links to the specific AC services we offer.
A proper AC service is more than a quick spray and a filter rinse. Every standard service we carry out covers these points:
If the service turns up something that needs a repair, the technician explains it and gives you the price. Nothing extra is done without your go-ahead.
Repeat visits for the same fault usually come from guesswork: a gas top-up when the real problem was a leak, or a new capacitor when the motor behind it was failing. Our technicians follow the same six-step approach on every repair call.
The technician asks what the unit has been doing, when it started and whether anything changed, such as a power cut or recent work.
Refrigerant pressures, electrical readings and the temperature difference across the coil are measured so the diagnosis rests on numbers.
Each part in the chain is checked until the real cause is found, not just the first thing that looks wrong.
You are told what failed, why, and what the repair will cost before any part is replaced.
Failed components are replaced with parts matched to the unit, and any leak is fixed before refrigerant is added.
The AC is run until it reaches temperature, readings are taken again, and the result is shown to you.
Most AC breakdowns in Dubai trace back to a short list of components. Knowing which one is involved helps explain what you are seeing at home.
The capacitor gives the compressor and fan motor the kick they need to start. Heat is hard on capacitors, and a failing one is one of the most common reasons an outdoor unit hums but will not start, or the AC blows air that never gets cold. Caught early, it is a straightforward replacement. Left alone, it can take the compressor down with it, which is a far bigger repair.
Refrigerant does not get used up. If the gas is low, it has leaked out, usually at a joint, a flare connection or a corroded section of coil. We find and fix the leak first, then refill to the correct charge. Topping up without fixing the leak only delays the next breakdown.
Both the indoor blower and the outdoor condenser fan run for long hours in the summer. Worn bearings show up as grinding, squealing or a fan that turns slowly. A failed outdoor fan lets the system overheat, which often trips it off during the hottest part of the day.
Every AC removes moisture from the air, and that water has to go somewhere. Dust, slime and the occasional insect block drain lines, and the water then backs up and spills out of the indoor unit. It is the most common cause of water dripping inside a home and usually quick to fix.
Modern units rely on circuit boards and temperature sensors. Power surges, moisture and age can cause error codes, units switching off at random, or a display that does not respond. We test the board and sensors before recommending any replacement.
Sometimes the AC is fine and the problem is the control. A thermostat reading the wrong temperature, a dead wall controller or a remote that has lost its pairing can all look like a broken AC.
Before you call for an AC repair, a few quick checks can save you a wait, or at least help the technician arrive prepared:
Make sure the isolator switch near the unit is on and that no breaker has tripped in the distribution board.
Confirm it is set to cool, not fan or dry, and try fresh batteries in the remote.
Very dirty filters can choke airflow enough to stop the room cooling.
If you see ice on the pipes or water pouring from the unit, switch it off to prevent damage.
A burning smell means switch off at the isolator straight away and call us.
If none of that solves it, send us a short video and a description. Those few details often let us diagnose the likely fault before we arrive, which shortens the AC repair itself.
Each of these has its own page with full detail, common causes and FAQs.

View service →| AC type | Where you usually find it | What tends to go wrong |
|---|---|---|
| Split units | Apartments, bedrooms, small offices | Drain leaks, gas loss, capacitor and fan faults |
| Ducted or concealed units | Villas, larger apartments, offices | Blocked filters, drain trays, airflow and thermostat problems |
| Central and package units | Large villas, commercial buildings | Compressor strain, belt and motor wear, control faults |
| Cassette units | Shops, restaurants, open-plan offices | Drain pump failures, dirty coils, uneven airflow |
| Window units | Older buildings, small rooms | Worn compressors, noise, poor sealing |
If you are not sure what you have, a photo of the indoor and outdoor units is enough for us to tell.
It depends on how hard the unit works and the conditions around it. As a practical guide:
| Property or situation | Suggested servicing |
|---|---|
| Apartment with split units, normal use | Twice a year, before and after summer |
| Villa with ducted or central AC | Two to three times a year |
| Near construction, desert edge or a main road | Three to four times a year |
| Beachfront or high-humidity location | Three times a year, with extra drain checks |
| Shops, offices and restaurants with long hours | Every three months |
A unit that is serviced on schedule rarely gives up without warning. Most of the summer emergencies we attend are on units that missed their last service.
The outdoor unit has to push heat out into air that is already extremely hot. That raises the pressure inside the system and makes the compressor work harder, especially when the unit sits on a roof or balcony in full sun. Capacitors and electronics also age faster in the heat.
Then there is the dust. Fine sand settles on the condenser fins, clogs the filters indoors and mixes with condensation to form a paste in the drain pan. Near the coast, salt in the air speeds up corrosion on coils and copper joints. Put those together with near-constant running for several months, and it is easy to see why AC care cannot be left to chance here.
For most faults, repair is the right answer. Capacitors, fan motors, drain problems, sensors and small leaks are all worth fixing on a unit in reasonable condition. Replacement starts to make sense when an older unit needs a compressor, keeps losing gas from different places, is badly corroded, or simply cannot cool the room it serves.
A useful rule of thumb: if the repair would cost a large share of a new unit and the existing one is already well into its life, put the money towards a replacement. We will always give you both options honestly. If replacement is the better choice, our air conditioning replacement team takes it from there.
Cleaning the filters on a split unit is the one job most people can do themselves, and it makes a real difference. Switch the unit off at the remote and the isolator, lift the front panel, slide the filters out, and rinse them under lukewarm water from the clean side. Let them dry completely in the shade before sliding them back in. Every two to four weeks in summer is about right.
Beyond that, keep the outdoor unit clear of storage, plants and covers so air can move freely, and avoid setting the thermostat very low in the hope of faster cooling, as the unit cools at the same speed either way. Anything involving refrigerant, electrics or opening the casing should be left to a technician.
Not every service is equal, and it is hard to judge work you did not watch. After a Best Fix Prime visit, you should be able to see the following:
If any of those are missing, tell us and we will come back to sort it. A service you cannot verify is not much of a service.
In Dubai, the split between landlord and tenant usually comes down to what the tenancy contract says. Some contracts put routine servicing on the tenant and major repairs on the landlord; others leave everything with the landlord or a building management company. It is worth checking your contract before booking.
Either way, we work with whoever is responsible. Tenants can book us directly and receive a clear report with photos to share with the landlord. Landlords and property managers can book on behalf of a tenant, and we coordinate access and send updates in writing, so nobody is left guessing what was found or what it cost.
Yes. Offices, retail units, restaurants and warehouses rely on AC that cannot fail during working hours. Commercial servicing is planned around your opening times, often early mornings, evenings or weekends, so customers and staff are not disrupted. For businesses with several units, a commercial contract keeps every system on a fixed schedule with priority repairs.
Every job is priced after diagnosis, and the main factors are: the type and size of the unit, how many units are being serviced at once, which parts are needed, how accessible the indoor and outdoor units are, and whether the visit is a planned booking or an emergency call-out. Servicing several units together is usually more economical per unit than booking them one at a time. You always receive the price before any work starts.

A standard service on a single split unit usually takes around 45 minutes to an hour. Ducted units and multiple units take longer, and we give you an estimate when you book.
The most common causes are a dirty filter or coil, low refrigerant from a leak, a failing capacitor or a stopped outdoor fan. A technician needs to measure the system to confirm which one it is.
Usually a blocked drain line or a full drain pan. Dust and slime build up and stop the water flowing away, so it spills out of the unit instead.
No. Refrigerant runs in a sealed loop and is not used up. If it needs topping up, there is a leak that should be found and repaired first.
A musty smell usually comes from mould or bacteria in the drain pan, on the evaporator coil or inside the ducts. Cleaning the unit, and the ducts if you have a ducted system, normally solves it.
This often points to a failed capacitor or a compressor struggling to start. Switch the AC off and call a technician, as running it like this can damage the compressor.
Short cycling can be caused by a dirty coil, low gas, a faulty thermostat or sensor, or an oversized unit. It wastes energy and wears out parts, so it is worth getting checked.
Yes. Error codes point to a fault area, such as a sensor, fan or communication issue. We read the code, test the related parts and repair the cause.
Yes. We service indoor and outdoor units in towers, villas and commercial buildings. Access to rooftops or balconies is arranged with you or building management in advance.
For short trips, setting it a few degrees higher keeps humidity and smells down. For longer absences, many people switch it off and book a service on return, especially before the summer.
Around 24 degrees is comfortable for most people and keeps the system from working unnecessarily hard. Setting it much lower does not cool the room faster.
Yes. A clogged filter cuts airflow, which reduces cooling and can cause the coil to freeze. It is one of the simplest problems to prevent.
A steady hum and the sound of air moving are normal. Rattling, grinding, squealing or loud clicking usually point to a loose panel, worn fan bearings or an electrical fault.
Ice usually means restricted airflow from a dirty filter or coil, or low refrigerant. Switch the unit off to let it thaw and book a technician to find the cause.
We service and repair the split, ducted, central, cassette and window units commonly installed in Dubai homes and businesses. Send us the model if you want to confirm before booking.
Yes. Villas and offices often have several units serviced together, which is quicker and more economical per unit than separate visits.
Yes. Servicing keeps the unit efficient, catches small faults such as a weak capacitor or a partly blocked drain, and makes a summer breakdown far less likely.
Yes. AC servicing and repair in Dubai is available 24/7 through our emergency line, with total cooling failures prioritised.
A service covers checks and a surface clean of the coils and filters. A deep clean removes and cleans the indoor unit components and coils in much more detail, and is booked when a service is not enough.
